Mahoney Engineering provided Site Civil Engineering, Landscape Architectural, Photometric, Professional Land Surveying, and Land Use Entitlement services. Riata Ford needed to expand its surface loading and storage service area, and an adjacent tract of land came available abutting the Riata Ford property. We assisted the client in the acquisition efforts associated with the land, which was owned by M & M Diesel & Auto of Manor.
Following the close of the property, we provided a detailed topographic, tree, and title survey and platting to begin redesigning and expanding the current facility. The surveys were the basis for rezoning the project to an allowed use of Automotive Sales, taking the property from Light Commercial (C-1) to Medium Commercial (C-2). We re-subdivided the property into one (1) continuous tract of land that consolidated the property and address with the existing Riata Ford property, and worked to grandfather the existing property's signage.
We worked with the City of Manor to expand the loading and storage operations and studied the adjacent detention pond to verify that the increased impervious cover would continue to provide mitigation and avoid adverse effects on downstream properties. Mahoney Engineering obtained a zoning approval, subdivision plat recordation, and site development permit in working with the City of Manor.
