Civil engineering for a 60-unit high-density condo development in Austin — steep topography, tree preservation, and tight site constraints.
The Challenge
The challenge was driven by a combination of extreme density and physical site constraints. The site had limited frontage and access points, making circulation and entry challenging. Steep topography on part of the property complicated grading and earthwork. Tree preservation requirements forced the team to carefully balance environmental compliance with constructibility.

What We Did

Designed and coordinated a public lift station, waterline extension (~3,000 LF), and force main (~1,700 LF) within Austin ETJ

Managed complex permitting across multiple agencies (City of Austin, Travis County, TxDOT, ESD, Enterprise, etc.)

Led public cost participation process, including detailed cost estimates, QMD review, created a 1500-page project manual, and public bidding/RFI coordination
Outcome

Achieved a high-density development (60 units on ~5 acres)

Preserved key trees while resolving access constraints

Established an efficient and coordinated design approach

Maintained project momentum through proactive comment resolution
