Multifamily complex requiring extensive enabling infrastructure including a four-lane Main Street, utility coordination, lift station relocation, and multiple PUD amendments.
The Oaks at Lakeway evolved into multifamily complex enabling infrastructure including a four-lane Main Street, coordination with Austin Energy and West Travis County PUA for water and wastewater, relocation and redesign of a shared lift station, and multiple PUD amendments required to reconcile market-level design with code. This multifamily development project required extensive coordination with existing utilities in a constrained corridor, including addressing shallow and conflicting infrastructure and securing variances for public utility improvements. Mahoney Engineering designed key infrastructure upgrades, including public water, electrical, and underground utility improvements, while guiding the PUD zoning process and coordinating with multiple stakeholders on shared infrastructure systems. Through strategic phasing and infrastructure planning, the team established the foundation for a 205-unit multifamily community, improved future park access, and preserved flexibility for subsequent phases of development.
