The Challenge

The primary challenge for the St. Ambrose project was the site's physical conditions, including the floodplain, steep topography, and existing natural features. These factors limited how the site could be laid out and required the design to carefully adapt to the terrain while maintaining access, infrastructure, and overall project functionality.

What We Did

Led planning and coordination of enabling infrastructure, including Main Street roadway, bridge crossing, and utility systems

Managed and guided the PUD zoning process, including multiple amendments and development code strategy

Coordinated with external teams on shared infrastructure such as lift station relocation, Austin Energy, and water/wastewater systems

Addressed complex site constraints including floodplain, steep topography, and environmental features like rimrock

Outcome

Successfully phased the project to separate roadway obligations from the multifamily development

Established critical infrastructure to support a 205-unit multifamily project and future park access

Prepared the site for future development (phase two) with flexibility for alternative product types
