500-lot master planned community in Austin — subdivision civil design, PUD amendment, and city right-of-way negotiation across multiple phases.

The Challenge

The main challenge was the city acquired a right-of-way through the site, which required us to redesign the subdivision layout. Additionally, part of the project required a PUD (Planned Unit Development) amendment to move forward with the overall plan.

What We Did

Performed multi-phase subdivision planning and civil design, including lot layout, grading, drainage, and utility design

Managed entitlements and permitting with the City of Bastrop, including coordination of review cycles

Negotiated with the City of Bastrop on incentives and variances

Conducted floodplain study which in turn allowed us to more accurately determine an erosion hazard zone

Outcome

Delivered fully permitted and constructed subdivision infrastructure (roadways, water, wastewater, drainage)

Supported immediate residential occupancy, with homes constructed and occupied 250 lots

Produced a code-compliant development reflecting updated City standards and agreements
